Are you buying a franchise (Firestone, Juffy Lube, Etc.), or trying to go
it on you rown? How long will you be able to wait to build a client
base? How saturated is your local market? Aren't the figures published
in industry reports...?

Yes, it does depends on many factors. I want to go it on my own. I
want to start an investment firm where I create my own investment
products for my clients. My investment model is not risk-return one
but income-return one! So, one investment single product is number of
auto-clinics.

Watch out, We had an investor who started a similar idea, and went bankrupt
after one building.

I am talking here about auto-clinic not car wash! Also, this is for
overseas project not in the US! One thing I am asking myself: what are
the best income properties (not out of leasing but biz running) that
bring best income?!

Let me ask this: How much a single auto-center makes monthly, i.e.
average revenue?
To be honest, that is not my end of it. I am the Architect, just signed off
on a 16,000 s.f. Car wash with 152' tunnel, 6 detail bays and 3 lube bays,
sales area, and offices. Building cost was $5.5 million. A real good car
wash equipment manufacturer with lots of information is Sonny's Car Wash at
sonnysdirect.com. They are in Florida. Many gas companies like Mobile have
standard layouts for gas stations and repair bays. A fast lube area must
have a full basement, with slots in the floor 3' X 16', car access from
below on raised platforms, safety guards, major storage for the liquids (for
above job 2,000 gals for used oil that is used to heat the lube and wash
area), through access, etc. I am sure the Owner worked out his revenue
stream. He does have a great location on the road from Providence to Boston.
