My gas water heater is not long for this world and I will be stripping
the roof down to the deck, re-roofing as well as gutting the 2nd story
shed dormer the chimney penetrates and the chimney should be re-
pointed. My furnace and water heater are all that use the chimney so
I thought that maybe it would be worthwhile to replace the water
heater with a model with a power vent, retro-fit the furnace, reclaim
the space the chimeny takes in the dormer and have one less
penetration in the roof.

I'm open to suggestions, ideas and constructive criticism.....

If you are going to all of this expense, why not replace the boiler with a
95% boiler and add an indirect hot water heater. I don't know your locale,
but the energy savings of the new boiler and water heater will save you a
good amount of money. Since your boiler is 20yo this makes alot of sense.
You can even go ahead and do some zoning, and other fun stuff too. Radiant
flooring, towel warmers,
