I in the Portland OR. area, and have a shake roof that is ~ 10 years
old. Not exactly sure when it was reroofed last. They did a cheap job
and never did any maintence on the roof. It looks like I can get it
treated and the bad shingles replaced for around $1300, or a new 30
year comp for $6500. Everyone pretty much agrees that even with the
repairs I'll probably have to replace it in 5 years. Any opinions what
the best route to take?

My shake is 30 yrs old and I expect to replace it next Spring myself.
It's an easy DIY. Get a tear down crew (they can't mess you up), then
hire hourly workers and supervise. The big thing is the pressure on
your air gun when shooting nails. If it's too high, you'll end up with
a leaky roof. Or, have them hammer manually. The only thing to watch
is lining up the string like doing a fence.

But, I did have my roof cleaned and sealed in 2002 with a five year
cert for $2200. That was exorbinant. If I had it to do all over
again, I'd get up with with my pressure washer and some bleach and
knock off the moss myself, the seal it up with a couple of gallons of
sealant for a bottomline cost of $50.00.

Meanwhile, it has held very well but looks warpy, so next Spring I will
replace it with composite insurance companies ding you if you use shake
anymore and composite will go 40 years. When doing it yourself, your
biggest expense besides shingles is the dumpster for the tear down
crew.

My only thought is; at the rate building materials and labor are rising
in price, that same job may be $10,000 in 5years. I love the fact that
I did most of my wiring before the copper boom, and that I still have
1/3 of a full unit of 3/4 plywood that I bought for under $5 a sheet
over 10 years ago.
